Urban development serves the purpose of an indicator that shows how
much a country is developed. More developed a city is of any country,
more message does it convey to any visitor that a particular country
is accordingly developed.
Resources, at present, have a tendency to be accumulated in cities
first and later being shifted to other parts. Along with them will
also get through all needed expertise, be them the imported or the
home-grown ones. Because of such high importance of urban development
for overall development of any nation, NLHDA firmly supports the
idea of a city development. Any movement, act or government policy
that impedes or retards our city development, such as a recent cessation
of business activities in the realtor sector due to confusion in
government policy direction and possible shift in the name of Land
Reform—in translation Land Ceiling—should either be
immediately implemented after proper consultation with stakeholders
or totally withdrawn. The state of indecision has already started
to take toll on the realtor sector and all activities related have
come to a standstill.
It must be noted that real estate in Nepal today is a massive nearly
1-billion dollar industry and it contributes greatly to the government
tax coffer. Due to the present state of indecision, almost all business
activities related to real estate—starting from a construction
laborer to a steel industry—are greatly being affected.
NLHDA therefore takes this situation in note and aggressively lobbies
Nepal Government for a speedy decision. We urge the government to
take note that people today are much confused on what is going to
be the maximum ceiling on land one can hold in one’s name.
We recommend, depending upon total arable or residential land availability
in any given geography, ceilings should be immediately declared
for good. NLHDA, working in favor of real estate developers who
are practically committed to nation building, therefore, using our
own forum, urges Nepal Government, all stakeholders, policy professionals,
NGOs, INGOs, and public at large to join the movement and contribute
to bring about a positive change.
